I have had a terrible experience with Kleinman. The first apartment I rented from them was an okay experience, but the second was AWFUL - and I thought they would at least have decent service for their returning tenants. Nope.

It took 4 days for anyone to attempt to fix leaking water in my bathroom - I could not use the shower or toilet without my bathroom flooding. After that, TWO MONTHS to have someone repair the giant holes left in my walls - and this was only repaired because I threatened legal action. Their portfolio manager has promised me credits that I will never receive and has again failed to respond to my emails for two weeks. DO NOT RENT FROM KLEINMAN.

These are the worst apartments ever. It was good when it was bt&a. When krc took over everything went down hill. My water per broke on Dec 14 and it is now April still not fixed. Every pine has broke in my apartment. They change management like every 5 months. They have roaches in the hallways. People running down the hall all hours of the night. And don't even think about nothing getting fixed it won't happen

May look nice and be in a good location, but underneath is a different story. I've leaved here for almost 2 years and I'm ready to move out.

When I moved in they promised that maintenance issues PRIOR to moving in would be handled and after 19 months they STILL have not.
My deck door was falling off before I moved in and still is, handles falling off, no hot water or it stinks, leaking fossets, flooding parking lot, and broken toilets. Still I wait for things to be fixed.
After calling 7 times sense over a year ago I'm fed up. The people at the office are rude and don't seem to care much for there residents. I've left multiple voicemails for supervisors and managers and still no idea on when things will get done.
They post tow notices the night before parking lot work is done so don't ever leave town because you never know when they will just post up a sign and tow your vehicle. And they also tried raising my rent randomly.. a little shady if you ask me.

Overall probably the worst apartment management I've ever experienced. They really just don't care. Today I called and got the excuse "well we manage over 200 units so it's hard". I'm really just appalled at the lack of accountability and standards the employees are held to in this company.

Honestly these issues could happen anywhere, Its about HOW they handled the situations thats disheartening. Be mindful if this place seems a little to good to be true. Because it is.

The worst; my kid lives at McKnight Village /St Paul recently acquired by KRC. The staff is rude & incompetent . Maintenance is a joke. Apartments are run down, the halls are always dirty. Lot's of dust, cobwebs, spiders, mice, silverfish. There is never hot water to shower or run the dishwasher. Complaint after complaint & these shyster 's stay in business!?! Constant dumpster diver's don't throw out any personal info in the recycling bins. These negative reviews are REAL - not from tenants who were " alleged disgruntled " .

I live at the Shepard Terrace location. It is a nice enough apartment. Everything is pretty new. The carpets are new, tile in the kitchen and bathroom is nice, fresh paint, etc. There doesn't seem to be much crime in the area at all as well. The place has large closets in the bedrooms as well as a giant one near the entrance, its way too big and eats up a large majority of space that would be nice to have for a bigger bathroom or kitchen. If closet space is what you're looking for, look no further.

HOWEVER, that all being well and good, the place does have its pitfalls. The windows are extremely outdated, they let so much cold air in the winter its laughable to even consider them windows. Another downside is how ridiculously hot it is in each unit. Each unit has its own thermostat, but I don't know why it does when you will never need to touch it. Ours is buried to below 60 degrees and we still have our windows open in the winter because of how hot it is. Every tenant around me does the same. Its clear they are wasting a ton of money on heat to appease a few of the older tenants.

Another downfall is the fact that there aren't cable inputs in the bedrooms. I was shocked to find that out the day I moved in. So you're pretty much stuck watching TV strictly in the living room. Fine if you're single, not so great if you have a roommate.

There isn't laundry on the main floor, so you have to haul it upstairs every time.

The absolute worst part about this complex is the fact that I can hear EVERY. SINGLE. STEP the people above me take. Every foot that touches the floor in their apartment is reverberated in my unit with a satisfyingly loud "ping" sound. Absolutely wonderful when you're trying to sleep and they are awake at 2:30 a.m.

THE WORST MANAGEMENT COMPANY I HAVE EVER WORKED WITH. i lived in the 2057 laurel ave apartments for about 3 years and they took over for the last year. First off they were so rude and awful to me when i told them i wanted to move out. Julie Blaha in the office made me cry and made my move out process hell. I was on a month to month rent and they barely tried to find a new tenant so i wouldnt have to pay and i ended up having to pay for 70 days after i gave notice. My neighbors had mice and a bat in their floor! it was freezing cold and mark the manager would always come up with some excuse not to turn heat up, he rudely asked if i wore track shoes because i was tracking leafs by the front door. Not only do tenants pay different price rents (for same apartments) in the building but they made barely any improvements and raised my rent. Also apparently someone was moving and tore some of the carpet in hallway and mark was overheard saying "if you see those people again dont call the police but follow them to their home and give me the address" This place has a great location but its a dump and the managment is rude and VERY hard to work with!

1) Their garden level apartments at 940 Franklin Terrace get robbed multiple times a year. Do not believe Mary when she tells you its been years. Weeks, if the residents are lucky.
2) The Emergency Maintenance line will never be answered, and your emergency will take weeks, if not months, to be completed.
3) You will receive weekly memos under your door concerning new rules, and make you feel like your apartment is not your home.
4) You cannot give your 2-month notice between October-November. If the 2-month notice restriction wasn't enough, the month restriction is.
5) You will not get your security deposit back.
6) You will get charged $500-1000 after you move out for damage you did not do. What they do with this money is unclear. They sure don't use it to improve the apartment for the next person.
7) On move in day, your toilet, dishwasher, and refrigerator will probably not work. Hopefully, they'll look at it within the next month.
8) You will have to see Mary on a daily basis, as she lives in the building. This doesn't sound like a big deal, but after she screws you over 10 times within your first month of living there, it may create hostility.
9) Location is not always key. If living here is to be close to school or work, rethink it. A longer commute is better than not having a safe, secure home with a company you can trust.

I would not rent from them again, and would not rent from them if I could go back in time. I look forward to seeing them in Small Claims Court to get out of the $2000 they want from me for doing nothing more than giving them business.

Kleinman took over managing the property that I've lived at for over 10 years. The previous management wasn't great but they did call me back when I needed something. Recently, my water was out for 2 days over a weekend. I used the emergency pager no less than 7 times and no one called me back, then I left voicemails and no one called me back. It wasn't just me, I checked the water in the utility room and it wasn't running either. They were completely negligent in their responsibility.

To make matters worse, when I told the main office about this, the new and improved property manager flat out lied and said she never once got a page or a voicemail. I did it all from my cell phone, I'm sure I could print a copy of my call history if they're having integrity issues. But really, they don't care.

Frankly, the people at the office itself seem pleasant enough, but the people running the property are just worthless. They consistently blame current problems on the guy who was managing the property prior. Take ownership of YOUR problems. If this is how they treat a long term tenant, then they are definitely not worth wasting your time.

I'm still there, but not for long.

I lived at Shepard Terrace (a Kleinman Realty apartment complex) for about 6 months. It was an ok place to live, it wasnt too expensive and everyone there was friendly. The crime in the area was very low and I lived in a safe environment. There was one problem though. It was my first time renting an apartment under my name, and I trusted the property managers word... Although it probably didnt come down to her. (I will leave out her name out of respect) The problem is that when I signed the lease to the apartment I told her that I am a United States Marine (reservist) and a Veteran of the Iraq war. I told her, " ..that if I were to be called back to active duty I am entitled under the Fair Housing Act to be out of the lease as long as I give her my orders for active duty so that I have time to leave." She said that it wouldnt be a problem and they will figure something out if that were to happen. In October of 2010 I was called to serve in Afghanistan. I received the orders TWO weeks before deploying! (In case you have never had two weeks to leave somewhere and were part time in school and had a full time 40 hour a week job) moving out of an apartment and informing everyone including doctors, insurance agencies, how you are going to store your two vehicles, where you are going to store your furniture, how you are going to move out, how you are going to send in documents to the Veterans Affairs office to make sure there are no disciplinary actions regarding your GI Bill college funds, and how in the world you are going to see your friends and family before you leave, plus making sure you have friends to help you move all of your stuff to storage, that is all a problem- also dont forget that I was going to war, so having a few days to see friends and family would be nice. Sounds like a lot for one person in 2 weeks right? So I figured since, by federal law the apartment complex is required to honor military service when involuntarily or voluntarily leaving for active service, they will cut my lease with no problems. (At least thats what two JAG attorneys at Camp Pendleton told me, which is true) Instead, when I went in to Kleinman, they told me that they are so sorry, that I will still owe the next months rent (even though I will be in Afghanistan) I tried to explain multiple times to them what the federal law says. They didnt budge, since they knew I wouldnt have the time or energy to file a suit or even have a lawyer talk to them.

Take this letter as you will but In my opinion Kleinman realty is a slimey company and will pull every dollar they can get out of your pocket. It was a pathetic, and a very wrong thing that they did and when I get home I will definitely be getting a check from them...

940 Franklin Terrace *was* a wonderful place to live. I say *was*, because ever since the former resident manager (who had lived there for over 20 years) left last fall, it had been a nightmare. The woman who replaced him was incredibly rude. We were then informed that we could no longer have any pets besides one cat (we told them we had two, but I guess they forgot), even though the previous resident manager had allowed our other pets (guinea pigs) and said caged critters were "no problem". They were surprised we even had them, despite the fact we listed them on our rental application before we moved in a year and a half prior. They found out during a "safety and cleanliness inspection" of all the units - which, after doing some research, we discovered is actually illegal (you can't inspect for "cleanliness" unless there is either a documented complaint or it's performed by a state health inspector). They then slipped a letter under our door on a Tuesday that all of our pets had to be gone by the following Monday. We told them to go to h3ll, and that we were moving. We weren't the only ones who had this happen to them - the previous resident manager had also allowed a few small dogs and other pets to other tenants, and when given the choice to get rid of their pets or move, many of the others moved as well. The entire feeling of the building really changed after he left. It went from being a relaxed, friendly place to live to a place where you could expect a "memorandum" under your door every week reminding you of some rule or informing you not to leave furniture by the dumpsters (folks would leave furniture out they didn't want, and oftentimes their neighbors would take it) and to essentially tattle on your neighbors if you saw them doing so.

It's very disappointing, because the building, the neighbors, and the location were excellent, but Kleinman turned it into a nightmare. It now looks as if we'll be fighting to get back our entire deposit, since they charged us for things we actually pointed out to them during the pre-move inspection and said, "This was here before we moved in," for which they charged us a ridiculous amount of money. They have a history of doing this. They tried to get another cat deposit out of the elderly couple upstairs by claiming they never paid it. They did - when they moved in 14 years ago (the cat is 14 years old), and the fee was only $50. It's now $150. The guy from Kleinman apparently didn't know cats live for 14 years... Pssh, yeah right.

Fortunately, we found a better apartment and a new landlord who doesn't abuse us like Kleinman did. I hope all former residents of 940 Franklin Terrace are able to do the same.

Please, PLEASE avoid Kleinman Realty and their properties - I can't stress enough how unpleasant this experience was for us. We really didn't want to move, much less in January, but these people made our lives miserable. They will likely do the same to you, *especially* if you are a pet owner. They WILL steal your deposit for "cat urine", even though you've already paid $150 per cat (non-refundable) when you moved in. They are an abusive management company who will treat you with little to no dignity or respect. Don't let landlords and managers do this to you - as a tenant, you have rights. You are paying THEM, and they are running a business. Treat them as such.

940 Franklin Terrace *was* a wonderful place to live. I say *was*, because ever since the former resident manager (who had lived there for over 20 years) left last fall, it had been a nightmare. The woman who replaced him was incredibly rude. We were then informed that we could no longer have any pets besides one cat (we told them we had two, but I guess they forgot), even though the previous resident manager had allowed our other pets (guinea pigs) and said caged critters were "no problem". They were surprised we even had them, despite the fact we listed them on our rental application before we moved in a year and a half prior. They found out during a "safety and cleanliness inspection" of all the units - which, after doing some research, we discovered is actually illegal (you can't inspect for "cleanliness" unless there is either a documented complaint or it's performed by a state health inspector). They then slipped a letter under our door on a Tuesday that all of our pets had to be gone by the following Monday. We told them to go to h3ll, and that we were moving. We weren't the only ones who had this happen to them - the previous resident manager had also allowed a few small dogs and other pets to other tenants, and when given the choice to get rid of their pets or move, many of the others moved as well. The entire feeling of the building really changed after he left. It went from being a relaxed, friendly place to live to a place where you could expect a "memorandum" under your door every week reminding you of some rule or informing you not to leave furniture by the dumpsters (folks would leave furniture out they didn't want, and oftentimes their neighbors would take it) and to essentially tattle on your neighbors if you saw them doing so.

It's very disappointing, because the building, the neighbors, and the location were excellent, but Kleinman turned it into a nightmare. It now looks as if we'll be fighting to get back our entire deposit, since they charged us for things we actually pointed out to them during the pre-move inspection and said, "This was here before we moved in," for which they charged us a ridiculous amount of money. They have a history of doing this. They tried to get another cat deposit out of the elderly couple upstairs by claiming they never paid it. They did - when they moved in 14 years ago (the cat is 14 years old), and the fee was only $50. It's now $150. The guy from Kleinman apparently didn't know cats live for 14 years... Pssh, yeah right.

Fortunately, we found a better apartment and a new landlord who doesn't abuse us like Kleinman did. I hope all former residents of 940 Franklin Terrace are able to do the same.

Please, PLEASE avoid Kleinman Realty and their properties - I can't stress enough how unpleasant this experience was for us. We really didn't want to move, much less in January, but these people made our lives miserable. They will likely do the same to you, *especially* if you are a pet owner. They WILL steal your deposit for "cat urine", even though you've already paid $150 per cat (non-refundable) when you moved in. They are an abusive management company who will treat you with little to no dignity or respect. Don't let landlords and managers do this to you - as a tenant, you have rights. You are paying THEM, and they are running a business. Treat them as such.

There are many reasons I would recommend the management company of Kleinman Realty. First, depending upon the location you are interested in residing, there is likely an apartment building managed by the company in that area. This says a lot about the company that so many owners have employed Kleinman to manage their properties. If the company did not do an excellent job for the owners, then they also would not be doing well with the residents. These two things go together. Keeping up the premises and maintaining the buildings is important. It makes living in a Kleinman managed apartment-building a good everyday experience. The company works with the owners and improves the properties when possible. For example, the building where I live had new windows put in a couple of years ago. However, at all times, they always have well maintained and clean buildings due to the 24-hour maintenance team and resident managers. In regards to rent price, since I shopped around before choosing my apt., it depends on the location and the size of the apt. Since so many owners and locations in the TwinCities use the company, you are going to find a wide varation in types of buildings and geographical settings. If you are a student, the company will rent to you as long as certain rental criteria is met. Many owners and management companies do not rent to students because of the fact that most students are not usually employed fulltime or have a high enough income. Kleinman will take into account other financial criteria and ask for an additional security agreement. Let's be honest, it is a risk to rent to those who are not earning their own way in the world, who have no ties to a community, except for the classes he or she is taking. But, this company will work with you. In regards to having set guidelines for giving proper notice for vacating or, for that matter, any other lease agreements, everyone is treated the same. This has to be in the world of landlord-tenant law. So the persons who write here that they wanted an exception to this or that, need to take some responsiblity for reading their lease and going by the requirements. I smiled at the comment about the trash/garbage collection noise that happens once a week at the apt where he/she used to live. This is not something that Kleinman controls. What I would say is that the company is really responsible in regards to making sure the garbage is collected by a reputable company. They also have pest control that checks the outside of the buildings and inside the common areas every month and applies treatment when needed. They also have snow plows and people keeping the walks clear and the grass is mowed, etc. regularly. I have found the managers always helpful. We live in a smoke-free building, which I like. An important thing to consider when looking for an apartment that is to become your home, rather than a stopping off place, is to ask about whether or not your neighbors are allowed to make unreasonable noise. Kleinman is very good at enforcing their "do not bother your neighbors" policy. I like the fact that I can return home after a long-day at work and expect to get a good night's rest. I like being able to feel proud in regards to the upkeep of the building when my friends visit. In regards to the cost of the rent, it depends again on location. I have chosen to live in a pretty-good neighborhood with a bus route, stores, cafes, etc. However, there are also large trees and $500,000.00 homes here. So the rent is going to reflect the location and the size of the apartment. The company has many sizes and locations, so shop around until you find one that suits you.

I think they are a great company. I have lived in their apartments for over 2 years now. The apartments are well kept and they are always available to do repairs. You get what you pay, the apartments aren't the fanciest but nice enough. I would recommend it.

I lived in an apartment managed by Kleinman Realty Co. for almost 5 years and they have been the best management company I've ever worked with. Very professional and fair, and always there when I needed them to fix something. I would highly recommend them!

I didn't live there officially but spent a lot of time there with my girlfriend over 3 years. While she was living there it was ok, but not great. I remember the garbage truck roaring in at 4:00 AM every week, and subsequently setting off the car alarm that some guy always parked NEXT to the dumpster. I also remember how transparent the walls and ceiling sounded; it always felt like elephants were running around upstairs. Not to mention that they were very ruthless when she moved out, and got a huge bill instead of her deposit back.

Please DO NOT RENT FROM KLEINMAN, rent from someone you know, or family instead.

They are really terrible. I lived at their property in St. Anthony for 2 1/2 years and they are currently trying to charge me for $500.00 additional to my $300.00 deposit. There was no real damage just your basic wear and tear...I mean we lived there for almost 3 years! They are greedy and will stiff you every chance they get. Also they put some bs wording in your lease that says you CAN'T give notice during the months of October and November even though I was buying a home and our lease had expired on August and we were month to month they were unwilling to work with me so I have to pay two months of extra rent. Not to mention the fact that no one ever picked up the after hours emergency number. JUST AN ALL AROUND TERRIBLE COMPANY TO RENT FROM BE VERY CAREFUL!!!!

Great apartments. The management is always willing to consider adding improvements to the living spaces, new appliances, carpet, windows, light fixtures, etc. The property manager is always willing to make sure that you are treated right. We loved our building manager, especially the time we called him at 9PM because our fridge broke, during the summer. He came over in about 15 min. with a new fridge from a vacant apartment. Huge blessing.

Although I found the apartment to be physically quite nice, and the location perfect, I wouldn't recommend renting from the company. To be fair, I didn't have any maintenance problems and felt that the property was well maintained. I was, however, disappointed by the lack of honesty by the management staff. Just before moving in I learned that I didn't make a large enough salary (I had two jobs) and was hoodwinked (literally before not being handed my keys) into signing a longer lease to keep my rent at a lower rate. Similarly, after moving in, I also grew tired of the "visits" to my apartment when I was away. I contacted Legal Aid because of the stalling tactics they put me through with my deposit. Rent at your own risk.

Someone is always complaining; you can't do anything for fear that you are going to get a call from the resident manager telling you to stop. Apartments are so-so besides the terrible maintenance program they have. Our plumbing for our faucet broke and it was 6 days before anyone came out to fix it. We couldn't use our sink for 6 days!!! I would definitely recommend someone else.

if you are looking for a fairly decent afforable apartment, Kleinman probably has something to offer you. Don't get me wrong, you won't be living in a palace, but the place is OK for the price. Layout of most apartments are good, and most have dishwashers and parking, which can be hard to come by.
