I have determined that these reviews fall into two categories. Friends/Associates of Mr. Wright and tenants who have had a bad experience with the company. I am neither. I am a property owner who has contracted JWC to manage my property and has done business with them for approx 6 yrs. A few thoughts.

This company is big and growing. They probably need to hire a few more property managers and in house maintenance guys. I have had trouble getting responses from their management section in the past, but have seen this get better. Their move-out inspections have ranged from terrible to very good. I lived in this house when I returned from deployment and was very unimpressed with the way it was returned to me and the damages noted. So all of you tenants who are complaining about lost security deposits, think of how I feel as a home owner who invests his money in a house only to have his management company NOT collect your security deposit for damages. I have noticed that this is also getting better lately and hope that JWC has hired the appropriate amount of staff to manage their growing portfolio.

As for the tenants who are complaining about being taken advantage of, think about this. After being rented for 15 months during my deployment, my house had stains in all of the carpets (that were three years old and cost more than $3000), holes in at least two doors, broken kitchen tiles, paint scraped off walls, missing screens, dead grass, and a bedroom that smelled like it had been used as a cat kennel, even though cats were prohibited by the lease! The walls in that bedroom had to be repainted to cover the odor. I get charged for all the maintenance. I once got charged a $35 service call for someone who couldn't figure out how to open the door on the furnace to replace the filter! If you let your kids color on the walls and don't clean it off or repaint the walls ($15 for can of paint and brush) expect that you will be charged the going rate for a professional painter to come out and paint it for you! I am sure that some of you have actually been treated unfairly by this company. However, if some of the tenants in the Killeen area didn't treat their rental homes like frat houses, then companies like JWC wouldn't have to have such a tough policy on move out charges. Although there are slumlords out there, many of us want to provide a nice, comfortable home for a family to live in (I lived in my house for years prior to moving and renting it out) and expect that it be treated with respect. Please don't forget, that home is part of my family's future too and I expect JWC to help maintain its value.

Tenants: Avoid these problems by looking at the house before you sign a lease. There are hundreds of available properties in Killeen. If it smells bad, is in dis-repair, or gives you a bad feeling, find another. Take your own move in pictures and then provide a copy to JWC on CD by certified mail. You might want to take a picture of the JWC employee in the house with you! Mail all of your correspondance to any business CERTIFIED MAIL. It costs very little and provides you with proof of who signed for it. If you feel you are getting ripped off, take copies of all of your proof to Legal (if you are a Soldier) and let them write the letters.

As evidenced by the news today, there are significantly worse rental companies in Killeen. I would still recommend JWC to people I know, but I would let them know what the companies shortcomings are.

i don't even want to give a star, but i have to. they are terrible!! i moved into an apartment which (i am young and therefore..gullible with this) when i was viewing it i noticed a smell. i was told it was just from not being occupied and since it really wasn't strong i thought nothing of it. well, when i moved in, that smell quickly got strong. it smelled like mildew and there were damp spots whenever it rained and even in the mornings sometimes. i put in an order on it and they came out and did absolutely nothing. like seriously, nothing. i got the carpet cleaned twice and it was still there. i had to have candles on all the time to mask it. not just that, but i began to have this cough, and it was gross! literally the whole 6 months i lived there i was coughing every morning nasty stuff up for hours..everyday. (now that i'm out of the apartment and have spoken to lots of people, i believe it was likely black mold and they didn't do anything about it because they would have had to pay for me to live elsewhere and take out the carpet and/or wall to get to it all the while its hazardous to health!) when i left, i no longer had that terrible coughing up stuff every morning. i cleaned everything so good that the inspector was amazed. buuut a sponge i had used that was a little dirty dripped a little into the drip pan on the stove. literally i could have taken the same sponge and wipped it had i known they were going to charge me $30 for one drip pan!! they find all kinds of ways to charge you but don't do crap for you. there was also a hole behind a door when i moved in and they said they would fix it. six months later when i was gone, the hole was still there. I have been a customer of JWC since 2008, and I have found them to be fair and to act with integrity with all parties.

I have had many residents who when they move-out receive 100% of their security deposit returned to them. Residents are charged a non-refundable pet fee if they have a pet when they lease a property.

They do a thorough job at move-in and move-out inspections. I know because they email me the pictures for me to look at upon request.

I would recommend that any residents who have questions about the security deposits retained to request a copy of the pictures and itemized list of expenses.

You have to keep in mind that JWC leases over 2000 units so let's say there are around 5000 residents in the properties they manage for owners in any given year.

They could not continue to grow each year if didn't treat both residents and owners fairly and with respect. If you look at the # of negative posts, it is a fraction of 1% that has had complaints in any one year. As is always the case, there are two sides to every story. Unfortunately the thousands of satisfied customers do not post comments on these websites.
