First, like most theaters, this is a decent spot when there is low traffic. I prefer to attend during the day when there is less opportunity for drama to happen. As a downtown public facility, it shouldn't be a surprise that there is a wider selection of personality types. If you prefer to be in a space where everyone is 'like you' or if you will feel unsafe, then stay at home; I'm sure no one will be offended.
Second, I'm suspicious of any comment that takes care not to curse yet is blatantly racist. Positive and negative behavior varies with socioeconomic class, values, and one's personal choice to act; not race. It is obvious some "educated" people are not intelligent enough to know this and keep their ethnocentric ideas out of public places.
I'm sure most people don't want to be robbed on the street nor by an accountant.
